WEST HAWAII REAL ESTATE: West Hawaii has an abundant inventory of property regardless of the size or price you're looking for. Seller's are willing to negotiate or at least they are becoming aware of the need to negotiate.
I still occasionally hear, "But this is how much I need to get for my house." I try to explain that it doesn't work that way in real estate any more than it does in the equities business. "I told my broker I really needed $156 a share for my Cisco stock, that's what I paid for it." Ha, ha,ha,ha,ha, then the sound of your broker falling out of her chair laughing.
More sellers are picking up on the facts of the market but they're not ready to drop their price just yet, however, they will negotiate and that's good. Median variance from list price to sell price for Single Family Residences (SFR's) in North Kona and South Kohala is about 8%.
My clients just got an accepted offer on a beautiful home in the Holualoa area which was reasonably priced already. The problem was that the seller had been following the market with his pricing for way too long. He'd finally agreed to price reductions that got him close and then the final negotiating brought the house to a good price meaning both parties are happy. This is unlike the practice of law which I've been told is good when both parties are equally unhappy.
POLITICS: I don't know where to begin today, there is so much going on out there most of which borders on ludicrous but remains so dangerous I can't laugh about it. How about Maxine Waters blaming Bush for her actions? Is she that stupid?
The obama's are off on another vacation, the fifth since July began, now that michelle is back from wowing Spain, one kid is back from camp and barrack is back from his Chicago mini-vacation. It's nice the whole family can spend a little time together in Martha's Vineyard. I understand they are going to swing through the "Redneck Riviera" for about 27 hours to say hi to the commoners and dine with Governor Cristi. After getting flack about that part of the trip he may set down in LA and have some good ole' bay shrimp before heading to the land of the elite.
Today, our overworked president had a full schedule. First were meetings from 8:00am until about noon and then a clear calendar until 8:00pm. Not sure where the hard working organizer was for the afternoon but we do know where he was that evening. Our "I'm not a Muslim" president invited some special guests to the state dining room for an Istar celebration. In case you're not up on your national holidays, Muslim national holidays, Istar is a lavish feast after the day of fasting that is Ramadan. This is a true test of faith this day of fasting. It goes from sunrise to sunset, how's that for grueling dedication to your religion? So nice the president of the United States, a christian nation according to the majority of residents, would choose to celebrate Istar and Ramadan with those who would love to see this country on it's knees.
How did a man who hates this country so much ever get elected? Of course, people today look back on Germany in the 30's and ask how a whack job like Hitler got elected and I suspect it was pretty much the same way. You tell people what they want to hear over and over again and people begin to believe it. Hitler even came out and said that if you tell a lie loud enough and long enough people will believe it.
I hope you all are taking this as seriously as the impact it's having on our country really is. Talk to your friends and neighbors, talk to anyone that will listen. Join the Heritage Foundation for $25 and support those who have the ears of millions of subscribers, congressmen, senators and bureaucrats. Get the word out because the mainstream media is not. It's only by a true grass roots movement gathering momentum that we can inform enough people to get off their apathy and speak out come November. One voice can make a difference, one articulate well informed voice can be heard by many other voices and the word will get out. Don't be angry just be honest, there's so much people don't know but we can change that.
