I. New to Buying Real Estate? It's a process and it should be fun not frustrating. There are ways of insuring that you're not disappointed during the process such as being pre-qualified so you know exactly what will fit in your budget. That way, when we find that "just right" property, you know you're able to afford it and not let down when your lender tells you it's just outside your price range. So first, you're going to work with a good lender for your financing. Next, we will determine, as closely as possible, just what you're looking for so we don't waste your time running all over looking at properties that are of no interest to you.
You'll be prepared by knowing what a Purchase Contract contains, exactly what you're getting into. We'll talk about various title reports, inspections, surveys and staking to insure that you know precisely what you're buying. Once we find the right property, together we will put together a negotiating strategy working out price and terms that you believe to be fair to both you and the seller. It's only when you both agree that a sale takes place so knowing how to negotiate is a valuable skill and I've been doing it for nearly 40 years.
Next, we go into escrow. During this time, especially the first two weeks or so of escrow, we will be talking to each other almost everyday to insure that everything that's supposed to happen does happen. This is the quickest and most efficient way to get your name on title for your new home or piece of land. Ferrari Pacific Realty is with you every step of the way, never more than a phone call or e-mail away. Even after the close of escrow, long after you've been living in your home, we will be available to you*. We're still providing information for clients 5, 6, 7 or more years after the fact.
II. For more Experienced Buyers we will provide the information you need to make an informed decision. Once that decision is made, we'll handle the day to day paperwork and follow-up required to get the property closed on time and in the manner agreed to. Some people do all the research themselves and come to us to handle writing up the offer, negotiating terms and price and sheparding the transaction through escrow. Others may require research data or lender advice, maybe just the names and contact information of inspectors or surveyors. Whatever level of assistance you need, we provide it; we understand that people are different, their knowledge levels vary considerably and the amount of help they want or need varies as well. We tailor our service to meet your needs, we compliment your abilities and apptitude.
III. Investors are a whole different animal. As an investor, emotion plays no part in the decision to buy. Investors have to be calculating, they need different information than a home buyer needs and they process information is a different manner. Investors are usually interested in the bottom line, either a monthly or yearly ROI (Return on Investment) or a somewhat predictable appreciation over a given time period.
Ferrari Pacific Realty provides investors with an Investor Spread Sheet. This spread sheet provides valubale information when making decisions regarding the purchase of a vacation rental property or a long term rental property. It provides information on tax data used to determine profit and loss and a big picture approach to buying such investment properties. The more information an investor has the better prepared they are to make a decision, we provide that information.
